Everyone's favorite obsessive-compulsive house flipper, Jeff Lewis is back. Jeff and his business partner Ryan have taken on a historic restoration project to cope with the changing real estate market. The "flip-outs" begin when Jeff's new boss gives him a taste of his own medicine and accuses him of not working hard enough.
2 Episode 202: The Flip Side

Jeff is under a lot of pressure to sell his Ben Lomond home, but with the market on the decline, things are not looking good. Jeff can't afford any more mistakes and when he gets the wrong shade of drapes he has a meltdown. But despite all the drama, Jeff always makes time for his staff. He commissions an original abstract portrait for Zoila as a special birthday gift, but not being an art connoisseur, the gift doesn't go over well.
3 Episode 203: Good Cop, Bad Jeff

Jeff and Ryan are partners but couldn't be more different. They each have their own approach, not only on design, but also on how to manage the staff. Usually the two end up on the same page, but when Jeff notices work around his house isn't getting done, he grows more and more suspicious of his assistants. Ryan desperately tries to talk some sense into him - but this is one battle where Jeff just won't back down.
4 Episode 204: Closer Inspection

With growing suspicions about his staff, Jeff installs a hidden camera in his office and begins the sting operation to find out what is going on when he is not there. The camera actually reveals some interesting information about the staff and Jeff is forced to take action.
5 Episode 205: Tear Down

After the new camera Jeff installed confirms that he is wasting time and money, Jeff must decide if after so many chances he must finally fire Chris Elwood. Jeff is ready to move on and buy new properties and possibly promote New Chris into Elwood's position. Meanwhile, the tension has caused Jenni and Elwood to re-evaluate their relationship outside of the office.
6 Episode 206: Looks Like New

With Valley Oak taking so long to sell Jeff has reluctantly decided to go back to the historic restoration project. Back at home, the stress of being Jeff's only assistant is causing the "New Chris" to have his own "flip-out".

New problems arise when Jeff discovers that one of his projects is completely over budget. Not only does Jeff have to deal with this new issue, he also still has to deal with the problems with his staff.
8 Episode 208: Back in the Market

Jeff finally catches a break or so he thinks. He sells his Commonwealth home with plans to move into Valley Oak, the only problem is that Ryan already has plans to sell the home.
9 Reunion

This season, Jeff Lewis has spied on his staff, gone through two house assistants, and seen his two employees' marriage fall apart and it's not over yet. Lewis and his crew are back for the "Flipping Out Reunion Special." They will reminisce about the breakups and flip outs that made this season the most successful yet. Lewis will also surprise his devoted caretaker Zoila by auctioning off her notorious birthday painting on www.bravoshop.com with sales going directly to her.

About this show

"Flipping Out" follows the antics of one of Los Angeles' most colorful real estate speculators, Jeff Lewis. It takes a special kind of personality to handle flipping six multimillion-dollar houses at one time, but Lewis, an obsessive compulsive successful businessman, pulls it off and turns a six-figure profit on every property. Lewis makes his living with the help of a group of diverse and oft disgruntled employees he counts as friends. These include an assistant who moonlights doing voiceover work, a housekeeper and two house assistants, as well as his official "trash man," who moonlights as an actor and his assistant's husband. Add to the mix his business partner and former boyfriend, his various therapists and spiritual advisors and it's clear that this intriguing cast of characters lives as one big dysfunctional family.

The real emotions are what makes this one of the best reality shows on television. Jeff lets us see the ups and downs of his real estate business and personal life and relationships. You know you are getting the real Jeff Lewis and that's what makes him awesome.

I MISS THIS SHOW. Anything with Jeff Lewis is awesome. I know he probably puts on an act sometimes for the public.... but I love his personality. I like his work ethic... his choices in certain employees are horrible though (I guess that's part of the drama on the show... who knows). But I fire people all the time, also. So, I get it. There's only so much any person w/ common sense will put up with. That's why I love Jeff. We expect the best & won't pay to be disrespected/ cheated.

I have watched a show from the beginning and it's great. It's never boring. I can't wait until the next season. Monkey, you are a shining star in heaven. RIP.
