Boring. Seemed like a first draft.
Not terrible but not recommendable either. No real scares, only last fifteen minutes really cranks up the supernatural elements overtly. This film could have been ten minutes shorter and used some lingering spirits and jump scares throughout. Premise and explanation twist was decent, but everything else dragged.
Pretty damn phenomenal, highly underrated.
My second viewing. Don't know what all the bad mouthing is about. It's a perfectly good "haunted house" flick with good production, good acting, and some creative nods toward Lovecraft and Fulci
